A bad patio or pergola rarely fails on day one. It disappoints slowly. The room gone dark. The gutter overflowing in a downpour. The structure always looking a little bolted on.

Villafab is a Gippsland outdoor builder led by registered builder Colin Beer. They have released the first issue of its Field Guide for Homeowners: 7 Mistakes You Don’t Want to Make.

It’s a short, plain-English read with one clear point. The decisions capable of ruining a finished project are usually made early, before anything gets built. They’re easy to miss when no one points them out.

The guide walks through seven of them:

  • Materials: choosing products which rot, twist, sag, or need repeated painting
  • Inclusions: signing off without knowing exactly what sits inside the price. If it isn’t written in the contract, it’s probably an extra
  • Character: picking a structure with no real link to the home, so it ends up looking tacked on
  • Price over value: deciding on the cheapest number alone, instead of treating the build as an investment in lifestyle, comfort, and long-term use.
  • Attachment: letting someone put posts on the house side of the roof, when they’re usually unnecessary and make the whole job look cheap
  • Drainage: running house water and pergola water into one gutter, which invites leaks and flooding
  • Light and heat: getting the balance wrong, so the new space is too dark, or too hot to use in summer

Each mistake comes with the reasoning behind it, not just a warning.

The guide also shows how Villafab handles the same decisions. Pre-finished Colorbond structures with timber-look profiles. An “invisible” attachment system fixing the structure to the home without unnecessary posts. And 3D images produced before construction, so homeowners can see where light and shadow will fall.

There’s no fine print on getting started, either. No architects. No expensive drafting fees. Villafab helps with ideas, prepares design plans, and helps handle permit applications.
